How a Fix and Flip Guy Ended Up Building AI Tools
Khen got his real estate license in 2019 not because he planned to become an agent, but because he was tired of paying someone else to sell the houses he was flipping. He already knew the ins and outs of properties from the inside, and the community knew him for it. His first year with a license, he closed 20 transactions.
When the market shifted in 2022 and his pipeline slowed to three closings in six months, he hired a cold calling coach. The result: 17 listings in the next six months. Why This Is Better Than Practicing With a Colleague
Roleplay groups are a good idea in theory. In practice, your partner does not show up, cancels last minute, or fades out after a couple of sessions. If you are driving to a listing appointment and you want to run through the toughest objections you expect to face, you cannot call a colleague and ask them to be mean to you for 20 minutes.

- Use dead time. A commute, a gap between appointments, the 20 minutes before a client call. Any stretch where you have nothing else demanding your attention is a practice window.

- After you practice, make the real call. One or two live calls immediately after a practice session. The AI builds the language, the live conversation builds the confidence.
