Free guide · Hand it to your clients

Your clients are already using AI. Help them use it well.

A ten-page guide you put your name on and send. It teaches buyers and sellers how to use AI on price, on agents, and on offers, and it is honest about the three things AI cannot see. Every section ends by pointing back to you.

  • A "compliments of" line on the cover for your name
  • Copy-and-paste prompts in every section
  • The five safety rules, including the wire fraud warning
  • A prompt cheat sheet they will keep

What is in it

Seven sections, written for somebody who has never thought about any of this, and short enough that they will actually finish it.

  1. AI is your sidekick, not your superhero

What it is genuinely great at, and the four things it cannot do.

  2. What is this home really worth?

How online estimates work, why two of them disagree, and how to pressure-test any number.

  3. Choosing the right agent

Ten interview questions, and what a strong answer sounds like next to a weak one.

  4. Making your offer

Every lever besides price: earnest money, contingencies, timeline, financing strength.

  5. Seven more smart ways to use AI

Neighborhoods, budgets, listing lingo, inspection reports, moving day.

  6. The five rules of safe AI

Hallucinations, stale data, privacy, and the wire fraud warning everyone needs.

  7. The dream team

A prompt cheat sheet, and what to bring back to you.

What AI can and cannot do for a buyer

The whole guide rests on this split, and it is the reason handing it out helps you rather than replaces you.

AI is great at
  • Explaining terms and paperwork in plain English
  • Math: budgets, payments, net proceeds
  • Summarizing long documents and reports
  • Helping somebody prepare better questions
AI cannot
  • See inside the actual house
  • Know today's local market in real time
  • Negotiate with a real human on the other side
  • Take legal responsibility for anything

The three things an estimate cannot see

A buyer once walked into a showing, held up their phone, and announced that ChatGPT said the house was overpriced by $40,000. The AI was working from a version of the neighborhood two years out of date, on a house with a finished basement this one did not have. They were not wrong to use AI. They were wrong to let it have the final word.

  1. The inside of the house

AI sees square footage and bedroom counts. It does not see the brand new kitchen, the foundation crack, or the wallpaper choices from 1987. Two identical homes on paper can be $75,000 apart in real life.

  2. This week's market

Public data can lag weeks or months behind. An agent sees homes going under contract today, buyer traffic today, and what just sold before it ever hits a website.

  3. The human story

A seller who needs to move in three weeks prices differently than one who can wait a year. No algorithm knows that. People who talk to people do.

Use AI to get informed. Use your agent to get it right.

The one-sentence version of the entire guide.

Not in real estate? Build the same thing for your customers.

The guide above works because of a pattern, not because of real estate. Your customers are making a decision they only make a few times in their life, they are already asking AI about it, and AI is confidently wrong about the parts only you can see. That is true for a dentist, a landscaper, a financial advisor, an attorney and a wedding photographer.

Paste this into ChatGPT, Claude or Gemini, fill in the five brackets, and it will write your version.

You are helping me write a free guide I hand to my customers. It teaches them how to use AI for the decision they are about to make with me, and it is honest about where AI falls short. About my business: - What I do: [ ] - Who my customers are: [ ] - The decision they are making: [ ] - What it costs them if they get it wrong: [ ] - Three things I know that AI cannot know: [ ] Write these sections: 1. AI is your sidekick, not your superhero. Open with a short, realistic story of somebody trusting AI too far on this decision. Then two lists: what AI is genuinely great at here, and what it cannot do. 2. The number that keeps them up at night. Whatever the price, quote or timeline is in my business. How AI helps them understand it, then the three things AI cannot see. 3. How to choose the right person. Ten interview questions, and for each one, what a strong answer sounds like versus a weak one. 4. The decision itself. Every lever besides price, and which ones actually move it. 5. Seven more smart ways to use AI, each written as a prompt they can copy. 6. Five rules of safe AI: hallucinations, stale data, privacy, and the scam that targets my industry specifically. 7. A prompt cheat sheet they can keep. Rules: - End every section with a prompt in quotes they can paste. - Plain language. One sentence wherever two would do. - Never suggest AI replaces me. The line is: AI gets them eighty percent prepared, I get the last twenty percent right, and that last twenty percent is where the money is. - Leave a "Compliments of" line on the cover so I can add my name. Ask me the five bracket questions one at a time before you start writing.

Then fill in the brackets. It will interview you before it writes.
