Rochester in Focus: Oct. 11, 2026
Five-minute sit-down with Lynette Adams on News10NBC’s public affairs show about AI for small business: getting more out of the team you already have instead of hiring, the house rules every owner should set (brand voice, a vault of what never goes into AI, and which platforms are approved), and why sitting it out is no longer an option. Viewers were sent to the free AI House Rules template.
If you say you don’t want to, I promise you your employees are using it.
Train First. Announce Second. Why Your Brokerage AI Rollout Died in Month Two
Invited column for the national real estate trade on why brokerage AI rollouts stall in month two, built on the NAR 2025 Technology Survey and the MIT pilot research rather than on vendor decks.
Big AI Tool energy carries an agent exactly as far as their first frustrating result.
AI Can Write the Email But Never the Apology
Invited column on the difference between style, which AI can copy in about ten minutes, and voice, which is the record of what you will and will not say.
AI is very good at assembly and unreliable at judgment.
On-air consumer expert on AI-built rental scams for NBC10 Philadelphia, Telemundo 62, Telemundo 52 Los Angeles and News10NBC Rochester.
Consumer Alert: That cheap apartment on TikTok may be fake: Here’s how to spot fake listings
Consumer Alert with Deanna Dewberry on rental scams running on TikTok. A studio at Arnold Park Apartments on Park Ave was advertised at $700 when the real cost is $1,030 with fees. JMan identified 380 accounts posting near-identical listings built from stolen photos, then used AI to report them. 47 videos came down in one week and roughly 100 replaced them.
That guy’s gone. Tomorrow morning, another one pops up. And so it’s really challenging to combat it.
¿Te piden pagar para ver una vivienda en alquiler? Puede ser una señal de posible estafa
Telemundo 52 Responde investigation by Azalea Iñiguez into two attempted rental scams aimed at the same renter. One of the fake agents claimed to work for REMAX; the company confirmed no such person worked there. JMan is cited as the real estate expert on the warning signs.
Nunca sientas que tienes que apresurarte para tomar una decisión.
Consumer Investigation: TikTok account posting fake Upstate and WNY listings with stolen photos
Part two of a two-part Consumer Investigation with Deanna Dewberry. JMan found the TikTok account, one called Agent George posting Upstate and Western New York homes at impossible prices, and brought it to the station. He then used AI to surface the other accounts running the same audio and the same format.
Is it a one-off or is it a problem. And it said this is a factory.
Consumer Investigation: AI scam makes it easier for scammer to create fake rental listings
Part one. JMan built a complete rental listing on camera for a fictional 47 Whitney Place in Fredonia, a photorealistic student rental at an address that does not exist, with nothing scraped and no original to trace it back to.
That’s the difference between now and before 2022.
How scammers are targeting potential renters
An NBC10 Responds investigation by Valeria Aponte-Feliciano into two rental scams that targeted the same Philadelphia renter. JMan broke down the red flags in both, including a listing where the scammer falsely claimed to work for REMAX.

The Spanish-language edition of the same NBC10 Responds investigation, reported for Telemundo 62 Responde. JMan is credited on air as the real estate expert.
The AI tool you will stop opening by day 30 isn’t the answer

Shows where JMan was the guest, newest first.
Wise Agent has hosted JMan five separate times since 2020, across webinars and the podcast. That is a partner relationship, not a guest spot.
He has also hosted, not just guested. He hosted The Winners Table for McKissock Learning from 2020 to 2021, a live series interviewing top real estate agents, and co-hosted Good Morning Real Estate with Marki Lemons Ryhal and Carrie Little over the same period.
Add roughly a dozen association webinars and video shows on top of that, including NYSAR, LIBOR and Tucson.
Three appearances on WXXI Connections, Rochester's NPR affiliate. Two of them have nothing to do with real estate.
